T5 Construction Ahead of Schedule Delivery on a Powered Shell Data Center Build 

Overview 

When T5 Development needed a large-scale powered shell built on a greenfield parcel, they turned to T5 Construction to serve as the general contractor. The mandate was clear: build the core and shell infrastructure to enable the client’s rapid deployment timeline. Project Scope 

The project encompassed a new two-story, data center designed to support hyperscale and AI workloads. The scope included: 

  • Ground-up construction on a previously undeveloped parcel 
  • Integration of redundant power infrastructure with on-site substation 
  • Complex earthwork and stormwater management 
  • Installation of large tilt wall panels, structural steel, and architectural systems 
  • Commissioning of critical MEP systems to support high-density deployments 

The scale of the facility demanded nearly 1 million labor hours and required coordination across hundreds of tradespeople at peak construction. 

Challenges and Solutions 

Site Logistics 
With a high concentration of trades and equipment onsite, space was limited. The team mitigated congestion by creating additional parking, designating off-site staging, and establishing clear workflows inside the building. 

Quality Assurance / Quality Control 
Early gaps in the QA/QC process created risk of rework. T5 established a comprehensive QA/QC plan and daily oversight to ensure issues were resolved before they could affect schedule. 

Certification & Compliance 
Critical certifications required close monitoring. By increasing inspection presence and aligning with third-party partners, T5 ensured compliance without delays. 

Design Alignment 
New drawings and revisions were integrated quickly through daily action meetings and structured page-turn reviews, keeping trades synchronized and accountable. 

Cultural Collaboration 
Recognizing that execution depends on people as much as process, the project team celebrated small wins, aligned safety protocols from day one, and built a collaborative environment that sustained momentum.
